What Airbnb’s Host Protection Insurance Actually Covers

More and more travelers are deciding to forego the option of a standard hotel and looking into a rising trend: the Airbnb stay. Instead of the usual option of turndown service or continental breakfast, travelers for both leisure and business are considering larger options of unique condos, luxury houses and even villas. There is even the option of renting an Airbnb for an extended period of time.

But what does this mean for the “hosts” who are opening up their properties to complete strangers? Becoming an Airbnb host certainly does not provide any premises liability immunity. But are guests required to provide their own liability insurance? Or is Airbnb? That is where the liability coverage issue lies.

Third-Party Liability Insurance

According to Airbnb, they do provide some protection for all of their hosts. This also includes landlords. The coverage is free and called “Host Protection Insurance.” The third-party liability insurance is for hosts worldwide and covers up to $1 million dollars in liability protection for an Airbnb stay. For hosts, this means coverage in case a lawsuit is filed against them for property damage as well as bodily injury or harm.

What exactly is covered under the Host Protection Insurance? As with many insurance policies, there are limitations and exclusions, such as:

  • Mold or pollution that results in property damage
  • Injuries or damage that was done intentionally
  • Loss of earnings
  • Personal property (i.e. clothes, jewelry, etc.)

Airbnb is also careful to note, “Our Host Protection Insurance program does not apply to all liability.”

The Host Guarantee

An Airbnb host can get coverage for up to $1 million dollars under the “Host Guarantee” policy and is also free coverage for all Airbnb hosts worldwide. This provides protection for damage to the host’s property and even possessions. All claims are filed through a third-party administrator. It is important for those in the insurance industry to keep up with such coverage issues as Airbnb popularity grows.
